Anything North of the River Leam is not sustainable due to poor Motorway and Rail access and lack of infrastructure. Does not meet the needs of "Exceptional circumstances" to negate Green Belt policy. Poor drainage and flooding is already a problem. Development would increase risk. Area is of historic archaeological importance. Leamington access is already gridlocked with only three crossing points over the River Leam. One crossing point over the River Avon to Warwick. No existing power or mains drainage. Insufficient schools, surgeries or dentists for increased headcount.
