This land will not meet your 20 minute neighbourhood requirement. Its rural location means you are promoting the need for a traditional family of 2 dependants both working to a 2 car family minimum. You cannot get to basic shopping or leisure facilities within 20 minutes and then only by driving. The only travel option are train stations, the cloest are provincial with no parking, poor links to towns and slow. Parking there is also expensive and at capacity. Road networks are already congested. Hatton Country World is a very tired unpopular leisure facility, under invested-in for 10+ years.
