The proposed development would:
*Overwhelm the current drainage and utilities provision - flood risk.
*Overwhelm the single track current limited rail service and station car park/facilities.
*Result in vastly increased traffic activity on to the main A3400, greatly impacting journey times from other areas and route to and from Stratford.
*Greatly increase risks to pedestrians crossing the A3400, particularly school children.
*Currently Bearley has no shops/school/pre-school/pubs/medical centre/dentist/vet/laundrette. These would need to be provided.
*Impact on Green Belt and associated biodiversity/hedgerows/wildlife corridors, as well as loss of arable food production will be huge.
*Community recreational areas/cycle routes need to be provided.
