Firstly, this is green belt land - this should not be considered at all until all other options are exhausted. Furthermore there area issues around, an increase in traffic, congestion, and inadequate public transport options, with issues like small rural stations at capacity and lack of bus service. a huge strain on local services such as schools, doctors, hospitals, and employment opportunities. A negative effects on local ecology, wildlife, habitats, and reduction of biodiversity. Importantly this huge non-compliance with local development plans and the National Planning Policy Framework (NPPF).
