Transport links are inadequate. All roads/rail line would need upgrading significantly. Road system wholly inadequate. Would need huge investment in adding train and bus services, they are minimal at the moment. Very limited car parking for station. Flooding occurs on A34 and at back of Grange Road, high biodiversity would be lost, scheme is 21 times larger than Bearley Village. Parts of village are conservation and all in greenbelt should not even be considered when many proposed sites are urban. Seems only being considered due to landowner happy to sell land. Not sustainable, no services, no amenities.
