A HIA would clearly show the Bearley/Wilmcote site unsuitable for development. The site is isolated and remote from any other communal area, it could not achieve a sustain hub around which to grow and develop its own identity. The investment required to make the site to well connected making it viable is unrealistic as there is a railway line to the western boundary. British planning is littered with such estates becoming areas of deprivation, crime and antisocial behaviour. This site should not be considered!
