The local waste water treatment facility situated in the north west corner of the site would have to substantially upgraded to cater for the number of houses proposed for the site. Due to the topography of the development site the waste water net work system could not be designed sufficiently or economically to accommodate the number of houses and overflowing would be a certain possibility. The Waste waster facility outfall would have to be increased and this would be severely hampered by the location of the railway line.
