Most undeveloped land lies on or close to the flood plain. The infrastructure is heavily overloaded with frequent sewage leaks, flooding, no fire station, little police presence, no local hospital, poor linkage to major sites of employment. Remote location with inadequate access to roads or NHS services, local shopping is limited with long distances to travel for closest supermarkets etc. The infrastructure is severely overloaded and needs massive investment to meet current needs.
