Area unsuited to development.
Entire settlement in green belt. Proposal is ribbon development which green belt should prevent. Proposal merges Bearley, Pathlow, Wilcote and Stratford. This will undermine existing village centres. Too close to Stratford to create a meaningful centre of its own.
Conservation areas will be irreparably damaged and character changed.
Impact on A4200 already bottlenecks that cannot be fixed.
Poor connectivity, sparse bus service and stations spread. Development will be car dependent.
Land is not grey belt includes best and most versatile agricultural land.
Area prone to flooding.
