1. Increased traffic - roads are already used to capacity; expense of increasing infrastructure to cope safely
2. Flooding - the area is low and often flooded; sewerage would be overwhelmed further;
3. Detrimental to cultural (Shakespeare history, buildings, etc), scenic and attraction of area;, the reason Wilmcote and locality is desirable is because of its rural nature, community feel;
4. Inevitable infill between new town and SUA in years to come will further add to above problems;
5. Increase of housing to such an extreme will add to light pollution and noise pollution;
6. Effect to nature in area
