unsuitable existing single track road infrastructure with no possibility of upgrading.
valuable agricultural land
greenbelt protecting against merging of towns *(the new town and Warwick) + urban sprawl from Warwick + changing the character of warwickshire landscape dotted with small settlements.
unsuitable rail station - poor services and high costs + no access to platforms 2 & 3 for people with disabilities.
unsuitable location for social housing - would isolate them from services, shops etc unless they use the train at high cost.
Canal is unsuitable as a cycle path due to existing narrow bridges - danger
