This location would alleviate the pressure on Stratford's congestion, which is already a problem for local residents, and would avoid urban sprawl which is straining existing infrastructure in Stratford.

It could contribute to meeting the housing needs required in Stratford District with the least environmental impact and help to preserve other greenbelt land that has more ecological or historical significance. The size of the location would also allow for integral infrastructure like schools and doctors to be built.

There is also potential for this location to have a rail connection, with the rail innovation centre connecting to the Honeybourne line.
