* An irreversible loss of green belt and using good agricultural land which would be better used for food production
* Grade 11 listed Clopton House will become part of an urban sprawl losing its unique position as a house of significant historic interest
* An unacceptable rise in air pollution which detrimentally affect the health of residents
* A significant loss of wildlife habitat
