1. The current facilities eg medical centre, dentist, opticians and schools are already full/oversubscribed with no room for new people.
2. The area either side of Fell Mill Lane already floods so any new houses would be liable to flooding problems and the surrounding area would have even more problems.
3. Local public transport is limited and infrequent leading to increased car ownership and increased isolation of those unable to drive or afford a car.
4. There are very few employment opportunities locally so the town would become a dormitory with increased traffic clogging the roads.
