Hundreds of people use this land weekly for recreation as it adjoins the Welcome Hills.
Severe access problems due to a private road at the top and an already congested access around Justins Avenue
Huge impact on the local primary schools which are already oversubscribed
Land is prone to flooding
Building would treat significant disruption and noise and environment pollution to the surrounding housing communities
Better alternatives elsewhere
