It seems peculiar that the proposed new settlements have land earmarked for commercial property - when SDC are presently converting commercial areas as close to transport links as the ones being proposed - eg Timothy bridge street in Stratford, and allowing these to become property developments. This suggests there is insufficient commercial demand. So how real are the proposals.
