Community / Character / financial Impact – existing peaceful, semi-rural character is highly valued – people’s quality of life / property values will be detrimentally impacted.

Infrastructure impact – schools, shops, roads, utilities, drainage etc would need significant investment for such a large increase in local population. Traffic impact and pressure on roads between north and south of town due to geographic split of employment / shopping concentrations.

Green belt / wildlife / food production impact – land use is established for agriculture (food production) with a diverse range of wildlife depending on it for their habitat and food source.
