Newbold Comyn is an exceptional space which provides access to the countryside and vast expanses of farm land within walking distance of Leamington Spa's town centre.
This is now the last such space in Leamington, which means it should be preserved.

Traffic in the area of Leicester Street would worsen considerably due to the boundary created by the Leam valley.

Other areas around Leamington seem more suitable for development.
