This site is not only greenbelt but rich agricultural and actively farmed land. It is also home to various wildlife some of which are protected. Hatton is a rural area with small lanes and the road infrastructure will not support the increased traffic. Traffic surveys from a proposed smaller site of 4000 houses concluded that the A46 and M40 would become locked. The station at Hatton is too small to support more travel with limited parking and the Warwick parkway is too far to be viable for walkers/cyclists.
