42% of the Fell Mill Lane portion is in a flood zone, posing a significant risk. The site's proximity to an ANOB would compromise the environmental and infrastructural integrity of Shipston and contradict sustainability principles.
The HELAA did not rule out SG17 despite standard evidence across various policy directions, failing to meet criteria due to lack of services, infrastructure, and serious flood risks.
