The scale of this proposed development will completely change the character of the area and have a detrimental impact on Warwick town, along with loss of valuable Green belt land. Road connectivity is already poor, accidents on the A46 and M40 create immense holdups on surrounding roads. Reliance on future rail travel will not work. Hatton station is small and poorly serviced with no option for extension due to its location, meaning more road travel to Warwick Parkway. Transport requirements alone, make this an unsuitable site. Burden on existing facilities awaiting new to be built would be huge and unrealistic.
