X1 fails key NPPF tests in terms of infrastructure, transport provision and realistic deliverability. It is under multiple ownership and is currently a very pretty rural area with high environmental and agricultural value, offering a natural habitat in the many hedgerows. This site faces heritage constraints. X1 threatens undermining established planning principles that protect the identities of rural settlements by creating an inappropriate urban sprawl between small rural communities. There is no justification for this site and it would not be effective or deliverable. It would have a massively detrimental impact on this last piece of countryside.
