Hill Wootton's roads struggle to cope with the current volumes of traffic, as it is used as a rat run between Warwick / A46 and Leamington. Very limited paths to walk on (c.15% village ), the roads are narrow with tight bends and access from Warwick and Leamington are via dangerous junctions.

The River Avon floods high as the second field which is offered as a potential residential site. The smaller in-fill site is on a sharp and deadly bend.

Access to the village is restricted due to weight restriction and a 13' 3'" hight restriction under the train line.
