I have concerns over this site
1. Road safety - access is a proposed accident blackspot, access is a 3 way junction on blind brow, cars frequently speed in this area, c 3643 vehicles use this junction daily, to gain access to the footpath you would need to cross the 3 way junction.
2. Surface water flooding - this area frequently floods in heavy rain
3. Flood Plain - this site is extremely close to the flood plain
8. Lack of public transport
