The entire site is within the green belt. It will result in urban sprawl destroying the historic villages which will be consumed within Stratford-upon-Avon.

Wilmcote train station has restricted access to the platforms. Bearley is on a single tracked line with a bi-hourly service. Neither has dedicated parking spaces. Most residents would likely drive to other stations. It would be costly to improve this public transport provision.

There are no immediately local employment opportunities so people will have to travel by car for work. The strategic road (A3400) and local village roads are already heavily congested during peak times.
