Site impacts the Canal Conservation Area to the East and the deep railway cutting in the West. The land is low-lying and the water-table is high. This is a risk that would lead to a disproportionate cost to mitigate. Also, the land would be at high risk of flooding from a breach of the canal embankment.
Any development on this land would push a wedge of development between Baddesley Clinton and Packwood NT properties to the detriment of strategic objectives 8 & 9.
Rising Lane is too narrow for access to a fully built development on Swallowfield.
