This land is green belt which has has always served the purpose of separating the settlement of Hatton from warwick. It provides home to diverse wildlife and native trees.
This site is located across the Grand union canal and railway. Small lanes (Station road, Dark Lane, Ugly Bridge Road) provide vehicle access across these. The infrastucture to support heavy traffic including large construction vehicles simply does not exist and access to this land will always be resticted.
The railway service at Hatton is very limited with no scope for expansion. A new settlement based on current transport links is misguided.
