Current road access is poor with narrow lanes, single lane bridges, and road flooding. The train station parking is often full, very limited, and trains are infrequent (~every 2 hours). WCC’s adopted Rail Strategy states that the lines are ‘at capacity’, as noted in the IDP, so it is unclear how capacity on the rail line could be expanded. 20 minute neighbourhood principles would be impossible without substantial rail capacity improvement, as most employment is not local. The site is in the middle of the Heritage land of Arden. Existing sewage, electrical, and drainage infrastructure is already under strain.
