The land is all greenbelt and should remain so.
The road infrastructure around the area is made up of country lanes andis not capable of supporting significant additional traffic.
There are very few local facilities.
The rail link that was the key logic for the council to approach the landowner, cannot be developed to the size and capacity that is anticipated from the landowners planning team.
Provision of suitable utilities will be hugely expensive.
