The area at Hatton is near perfect for a new settlement as it has fantastic access to transport links including a rail network Station, and major arterial road connection, as well as much employment in close proximity. Close Green Belt land would not be destroyed, and more recent housing developments fairly close by, have proved this. The cycling aspect could be factored in, as the road network could accept the modifications as required.
