Shipston can't cope with expansion - inadequate infrastructure; school is full; hospital already not fit for purpose; centre of town congested; poor transport services/ connections to other urban centres; local road capacity inadequate
Increasing, annual flood risk - both sites are in impacted areas (per HELAA data) and new building will only increase surface water run off into Shipston
Irreversible Damage to Open Countryside - negative impact on nature is area bordering AONB and area's fundamental character
Fails / lowly-ranked on important HELAA criteria that suggest much stronger candidates elsewhere.
