Watercourses in this area appear to flood regularly so surface water run-off is likely to increase flood risk. Although adjacent to the railway on one side there is no nearby station. There appears no other major infrastructure nearby (power, sewage, etc). All road access is via the A423 only and would have significant impact at peak times. This site would be visible from the Burton Dasset Country Park and would have a detrimental visual impact
