The site is entirely unsuitable for development, is part of the protected greenbelt and is not a sustainable site for development of the nature proposed. The HELAA assessment process itself ranks 521 sites as being more suitable, and these sites should be pursued and developed before there could be any justification to lose this amount of protected land or, through the development, to join two small villages contrary to the NPPF. It is unsuitable due to flood risk and would ruin the character of the area, not to mention that transport links are poor
