This 190ha potential development will have a significant impact to biodiversity, heritage sites, rural character and the 8 private properties encompassed with it. The site is highly visible elevated and overlooked for miles around as it is within the Feldon natural basin, which floods is clay soil and is overlooked by Itchington Holt Ancient wood and Burton Dassett Country Park over looks the entire site. There is no integrated transport infrastructure, no railway, so would be all dependant on cars. Edge Hill AONB escarpment is visible from here. River Itchin SSSI tributaries run through here.
