The area indicated for development is subject to flooding, is within a Special Landscape Area, and previous studies have indicated that it has a high sensitivity to housing development from a landscape perspective. The local supporting communities do not have the suitable infrastructure and amenities to support a housing development within this area. Development within the area goes against core strategy policies. Extensive ecological surveys will be required due to the proximity to the Snitterfield SSSI. This area is highly unsuitable for the extent of housing development/new settlement proposed.
