The area lacks necessary utilities, making development financially prohibitive. The site is rated 11th out of 12 in the 2024 Sustainability Appraisal by Lepus. Preserving historical and ecological significance, the focus should be on strategic growth within existing settlements, particularly those with better rail and other infrastructure, minimizing environmental impact.
