The proposed development would result in significant population increase putting pressure on already overstretched GP practice, schools and local facilities.
Shipston has no rail service, limited and unreliable bus service and traffic congestion is already high.
High levels of flooding already regularly occur making the fields at Fell Mill impassable. Development will exacerbate the problem impacting the town centre and surrounding villages.
The current sewage system is already over capacity.
Given that this area is close to the Cotswold National Landscape , development would cause significant harm to its character.
