The proposed Bearley-Wilmcote settlement is unsuitable because the 9 sites assessed are not realistically capable of providing the number of dwellings that define a new settlement (i.e. 5,000) and is well short of the definition of a sustainable new settlement (10,000 dwellings). The most significant issues arise because several of the sites are either prone to flooding or of causing serious surface water flooding, and/or have restricted access. This is discussed in more detail in the attached file.
