I believe the policy is flawed, it is a desk-based exercise and does not take into account the realities and impact of siting a new town next to rural villages. The Campaign for Rural England, 2023 Gary Kells' report states that the 35,000 plus (updated to 50,00 plus in 2024) estimation of housing requirement across SDC and WDC areas is a huge over-estimation based on Coventry and Birmingham inflated overspill requirements. No one can predict housing needs over 25 years (normally 15). Who could have predicted the impact of the Covid Pandemic on house prices?
