A4177 and Stanks island can't cope with the increased traffic levels even after the recent upgrades, let alone with any increase in housing or business. This site is NOT suitable for a distribution site with associated large vehicles.
Valuable Green Belt and agricultural land.
Long term the site is restricted from further expansion by the A4177, A46 and Hatton Park.
Access to the site is limited, either though Warwick or A46- both of which would entail negotiating the already busy Stanks island which is not ideal for day to day workforce or workplace deliveries.
