Not suitable for many reasons:
1. Existing infrastructure (railway station, shop, school, GP surgery) inadequate.
2. Major new infrastructure required before development rather than as an afterthought.
3. Fluvial and surface water flooding issues.
4. The site encompasses entirely Green Belt land and, partially, a Conservation Area and an Ancient Woodland, and is rich in wildlife.
5. in his consideration of the Warwick District Local Plan in 2017 the Inspector said: "The adverse impacts of development on these sites would outweigh the benefits and exceptional circumstances for further alterations to the Green Belt do not exist."
