Proposed land area not suitable due to lack of infrastructure. Rail stations need substantial upgrades and the A3400 will need investment.
Bearley has no facilities so will need doctors, shops, restaurants, water supply. Current sewage facities insufficent as is piping. With electric car and heat pump requirement additional electricty supply will be imperative.
Whilst purchase of land may be expedient with few landowners this is not a planning issue.
Loss of wilsdlife corridors.
