This would only be a small new settlement, unlikely to benefit from advantages of new settlements, such as a vibrant community with sufficient employment. Close to Stratford, it will become a dormitory town, empty during the day, with little life in the evening.
It has a rail station which has limited connectivity unless the Bearly to Hatton rail line is doubled. Other transport connectivity will rely on road traffic which will further impact Stratford.
Employment will inevitably be primarily elsewhere, and access to the SuA2 site mentioned in the documents will just add traffic to the already busy A46.
