Land around it can flood
Unsuitable and infrequent rail connections
A surrounding road network which would result in congestion and would be difficult and expensive to remodel
Inadequate opportunity for active transport eg cycling
Totally in the Green Belt
It would be situated on productive agricultural land which also provides scenic beauty
It would have an adverse effect on the well established communities of Bearley and Wilmcote, each having its valued character which has developed over time
