Firstly, the proposed sites are highly susceptible to flooding. Specifically, 42% of the Fell Mill site is split by a flood plain and is in flood zone 2 and 3 (Ref 148, 747). Additionally, Angela's Meadow is fringed by flood zone 2. Our sewage systems are already over capacity, and this development could exacerbate the issue.
Secondly, there are limited job opportunities locally, which means that more cars will be essential for commuting to other major towns. This is compounded by the insufficient public transport options, including the lack of a train station and infrequent buses.
The current road infrastructure is also a significant concern. Single track roads will become thoroughfares to bypass the town, and the single-track bridges at Barcheston and Honington, as well as the one-way system in Shipston, are already struggling with the volume of traffic. Houses on SG17 would be more than a 20-minute walk from vital facilities, impacting the already limited parking situation in the town with no space for expansion.
Shipston is also part of a Conservation Zone, and major development will change the character of our small town. The villages of Honington and Barcheston have remained undeveloped since the Middle Ages and feature in the Domesday Book. Parts of Fell Mill and Angela's Meadow sites (Ref 148,747, 552 & 062) are within 3km of Cotswolds National Landscape (AONB) and are part of Feldon Natural Character.
Our high school is oversubscribed, and there are insufficient healthcare and essential services for the current population. Furthermore, there is a lack of green spaces, parks, and recreational areas within the town, with limited areas for young people to spend time and enjoy the outdoors.
I urge you to consider alternative solutions within the county that may be better suited for a development of this scale.
