Building on this 169Ha piece of land in the green belt would be detrimental to the towns of Warwick and Leamington, which would then merge with Hatton Park. This would conflict with the purposes of the green belt. This would deprive residents of the enjoyment and health benefits of the access to open countryside.
Congestion at the Stanks Hill junction and A46 would be increased by development of this site.
Increased burden on local infrastructure, environmental damage and loss of biodiversity make this site unsustainable.
