This area is far too small to form the basis of a self-contained sustainable location. Its location close to Warwick will mean that it remains a satelite of its larger neighbour. The site is divided by the railway and canal. The rural nature of the canal with all its leisure facilities will be ruined. The site is in the green belt with no "exceptional circumstances".
