The location of this settlement is unsuitable for several reasons - particularly the impact on local highway infrastructure (particularly to the south of the site), the severe and irreversible impact on the green belt and the likely effect on health and educational infrastructure.

It is also unlikely that Hatton station itself could be developed to cope with the expected number of railway movements without significant investment that is unlikely to be forthcoming - which will mean, unsurprisingly, that the car will be the primary mode of transport and this is neither sustainable or desirable.
