There are no exceptional circumstances justifying the removal of green belt land, as per the NPPF, and alternative sites are more appropriate. The drains on Rouncil Lane are already insufficient. The area lacks essential amenities, including a GP, bus/train services, and a secondary school, making it unsuitable for development. Loss of productive green belt land and well-used footpaths would harm the local community's mental and physical wellbeing. Rouncil Lane and Rounds Hill are part of National Cycle Route 52, and increased traffic jeopardizes cyclist safety. Site selection should not be influenced by developers' preferences, and biodiversity would be negatively impacted
