Land on the northern edges of Leamington was protected in the green belt to prevent the urban sprawl/ merging with Kenilworth. .
It takes 45 minutes to walk to the station from Old Milverton, therefore it is not a sustainable location within easy access of rail and bus services. People will rely on cars with all the road congestion/ parking issues this includes.
The retail and employments sites are predominantly in south Leamington with poor cross town access routes over the river.
Building in north Leamington would promote car use rather than reduce it.
